WHAT WE CAN OFFER YOU;

The following is a list of the three main letting packages that we can do. This is a comprehensive but not an exhaustive list of what we offer. We pride ourselves in providing a honest friendly and professional service to all our clients.

Introduction Only - 2 Weeks rent plus VAT

• An introduction service only
• Free professional photography
• My lets will advertise your property using various mediums; local press, professional window cards displayed in all branches, all major property portals including Rightmove and On the Market.
• Accompanied viewings conducted by one of the experienced My Team
• We will carry out full and comprehensive referencing
• Prepare and execute the Tenancy Agreement and other relevant paperwork
• Collect the first month rent and deposit
• If requested prepare a professional bound inventory that meets the TDS guidelines (additional cost incurred)
• Provide the tenants with contact details for tenancy and maintenance issues.
• Register the deposit with The Deposit Protection Service – if required
• Arrange for an EPC and/or Gas Safety Certificate – if required (additional cost incurred)
• Set up a standing order to the desired rent account
• Contact the relevant council and inform them of the new occupiers details
• Transfer all monies by BACS to your designated account and forward copies of all relevant document for your records

Rent Collection - 8% plus VAT

• Free professional photography
• My lets will advertise your property using various mediums; local press, professional window cards displayed in all branches, all major property portals including Rightmove and On the Market.
• Accompanied viewings conducted by one of the experienced My Team
• We will carry out full and comprehensive referencing
• Prepare and execute the Tenancy Agreement and other relevant paperwork. Provide the tenant with a Welcome Pack to include useful info, maintenance contacts and guidelines and all documents required by law that need to be given to tenants upon commencing a tenancy
• Collect the first month rent and deposit
• Prepare a professional bound inventory that meets the TDS guidelines (additional cost incurred)
• Register the deposit with The Deposit Protection Service
• Arrange for an EPC and/or Gas Safety Certificate – if required (additional cost incurred)
• Set up a standing order to the My Lets rent account
• Demand and collect rent; to include comprehensive arrears management
• Payment of rent to the landlords designated account by BACS  accompanied by a statement of account
• Contact the relevant council and inform them of the new occupiers details
• Manage the tenancy; serve any required legal notices and manage all tenancy renewals and rent increases
• Our dedicated Property Inspector will carry out an end of tenancy checkout. They will attend the property and compile a checkout report based on the original inventory and list all damage/dilapidations. As part of this we will also manage any deposit disputes via the DPS ( where we have registered the deposit)

Full Management - 10% plus VAT

• Accompanied viewings conducted by one of the experienced My Team
• We will carry out full and comprehensive referencing
• Prepare and execute the Tenancy Agreement and other relevant paperwork. Provide the tenant with a Welcome Pack to include useful info, maintenance contacts and guidelines and all documents required by law that need to be given to tenants upon commencing a tenancy
• Collect the first month rent and deposit
• Prepare a professional bound inventory that meets the TDS guidelines (additional cost incurred)
• Register the deposit with The Deposit Protection Service
• Arrange for an EPC and/or Gas Safety Certificate – if required (additional cost incurred)

• Demand and collect rent; to include comprehensive arrears management
• Payment of rent to the landlords designated account by BACS  accompanied by a statement of account

• Carry out an accompanied check in conducted by our dedicated property inspector. They will attend the property with the tenants by appointment and go through the inventory, confirm meter readings and refer the tenants to the user manual. We will also test all smoke and carbon monoxide alarms (if unable to do so at the timedue to a height or location issue we will instruct a contractor to do so)
• My Lets will be the primary contact for all maintenance issues. We will carry out all minor repairs using our trusted and approved contractors. For larger jobs we will arrange to obtain several quotes for the required work so as to deliver an excellent job at the best price for you.
• We will provide a 24 hour maintenance contact for emergencies
• Our dedicated property inspector will carry out quarterly midterm inspections. A professional and bound report will be prepared and a copy sent to you for your records. We will also advise the maintenance department of any issues that require attention
• Our dedicated Property Inspector will carry out an end of tenancy checkout. They will attend the property and compile a checkout report based on the original inventory and list all damage/dilapidations. As part of this we will also manage any deposit disputes via the DPS ( where we have registered the deposit)

Additional Fees:


1. For Introduction service a Set Up Fee of £150.00 inc VAT per Tenancy is required for Tenancy Agreement, full tenant referencing, and Check In. (This does not include a Schedule of Condition / Inventory).

2. For Rent collection and Full management a Set Up Fee of £150.00 inc VAT per Tenancy is required for Tenancy Agreement, full tenant referencing, Check In. (This does not include a Schedule of Condition / Inventory). This is a one off fee including all tenancy extensions.

3.  Gas Safety Inspection £84 inc VAT

4.  EPC Certificate £72 inc VAT

5. My Lets also reserve the right to invoice charges in respect of work or management of a nature not envisaged in the letter of instruction.
